Joshua Hill has been winning work for clients as a proposal and technical writer for over twenty years: government bids, capability statements, the documents where a wrong rate or a missing section costs the contract. He is also a software engineer by training, which is the unusual combination this pipeline required.
Two years ago he started building tools around his own right-of-way document work. For the past sixteen months he has been engineering them into one pipeline built specifically for this discipline, and running it in production, every week, for a land-services firm under contract with a major electric utility.
The goal from the start was to replace himself completely, so the skills, the tools, and the accumulated knowledge could reach more right-of-way companies than one person can serve. There is only one Joshua Hill; the pipeline exists so your firm gets the same performance anyway, with a human reviewer signing off on every document under his supervision, and that arrangement stays in place no matter how the client list grows.

The document pipeline is not the only thing Joshua runs in production. His family owns a licensed Washington general contractor and operates painting and flooring companies under it, and the lead, estimating, proposal, and follow-up systems those companies run on were built the same way this pipeline was: proven on his own work before any client sees them.
